private villa with a heated pool and sauna in Central Istria
A four-star villa for four, on one level, in the forest above Sveti Petar u Šumi. You get 150 m² inside, a 630 m² garden with a heated pool, and full privacy, with no shared walls and no neighbours in view.
Swim from spring through autumn
The 27 m² outdoor pool is heated, so it is ready in April when the sea is still around 15°C. Start the morning with a swim and coffee on the terrace, and end a cool evening in the sauna. (Pool heating runs outside peak summer and pauses from 1 June to 1 September, when the water is already warm.)
Two couples or a family, each with space
Two bedrooms, each with a double bed and its own en-suite bathroom, plus a separate guest toilet. One couple can sleep in while the other takes the early swim. For a family, parents and children get separate quiet, the garden is enclosed and off the road, and a cot and high chair are available on request.
A kitchen you'll actually use
The kitchen is fully equipped, with an oven, dishwasher, fridge, and coffee machine. Pick up a fresh truffle, some cheese, and a bottle of Malvazija in the village, then eat on the covered terrace. The village restaurant Konoba Doma is a short walk away when you would rather someone else cook.
A base for exploring Central Istria
Pazin is ten minutes away, and the coast and Motovun about half an hour.
From the villa you can:
- hunt truffles in the Motovun forest, the centre of Istrian truffle country
- taste wine at family wineries nearby, including In Sylvis in the village (Teran and Malvazija)
- cycle the Parenzana trail, or ride the gravel roads straight from the gate
- visit Pazin castle, the Pazin Cave and its zip line, or the Zarečki krov waterfall
- spend a beach day in Rovinj, Poreč, or Pula
- eat at village konobas like DOMA or the farm kitchen at Pod Čeripnjon
Set up for a longer stay
Wi-Fi runs at 200+ Mbps, with a work corner for the calls you cannot move. Air conditioning, underfloor heating, a washing machine, and a dishwasher keep a longer stay comfortable in any season.

The total reservation amount can be paid immediately or in 2 installments:
1st installment: 30% immediately by bank transfer within 2 days of the reservation
2nd installment: 70% of the remaining amount by bank transfer no later than 35 days before arrival.
Cancellation Policy
Cancellation from the date of reservation up to 30 days before the arrival date is charged 30% of the total reservation amount.
Cancellation within 29 days before the arrival date is charged 100% of the total reservation amount.
