About the property
Somewhere between the fields and the sea, in a place where the Istrian soil still breathes with full lungs. Sveti Petar u Šumi – a small village hidden in the greenery, where crickets drown out everything except your own breath. 20–30 minutes of driving separate you from the waves, from the crystal-clear coves near Pula or Rovinj, but here you’re already on another planet.
You arrive, open the door, and immediately feel: this is yours. A private heated outdoor pool awaits you all year round – just for you, so you can dive in even when the dew falls or when the sky paints itself in a full palette of colors. Terrace with movable slats – the choice is yours, whether you want to shade the sun and read a book or let it shine on you while you lie and watch the clouds pass over the trees. Large glass walls of the living room open towards the pool and nature, as if the house has no boundaries, as if it's part of the forest and sky.
For peaceful sleep and a complete sense of security, external surveillance cameras discreetly guard the surroundings of the property – only the outdoor space, never inside, never in private areas. This is a silent guardian that allows you to relax even deeper, knowing that everything is under control while you enjoy the silence.
In the morning, the smell of coffee and dew on the grass. Breakfast on the terrace, while the fog still lingers over the fields, and somewhere in the distance, you hear the church bell in the village. You spend the day as you wish: a quick trip to the sea when the sun is at its hottest, or stay here – sauna for a deep reset, Netflix in the huge living room, or just lounging by the pool as time melts away. Two spacious beds 1.8 × 2 m in rooms with private bathrooms – you sink into them like into a cloud, without the noise of neighbors, without the city lights. In the evening, the smell of salt on your skin after a day at the beach, or the smell of fresh night and a feeling of complete peace if you've stayed at home. Fast Wi-Fi (200+ Mbps) and a work corner if you really have to reply to an email, but mostly – you come here to disconnect. To hear the wind in the branches, to see the stars without light pollution, to feel how your body and thoughts finally slow down.
This is not just a house.
This is the pause you've always sought – quiet, warm, deep, genuine.

Reservation Terms
The total reservation amount can be paid immediately or in 2 installments:
1st installment: 30% immediately by bank transfer within 2 days of the reservation
2nd installment: 70% of the remaining amount by bank transfer no later than 35 days before arrival.
Cancellation Policy
Cancellation from the date of reservation up to 30 days before the arrival date is charged 30% of the total reservation amount.
Cancellation within 29 days before the arrival date is charged 100% of the total reservation amount.
